Our services are negotiated with and paid for by your lender so there is no cost to you. The services include but are not limited to the following line items:

Determine a fair and accurate market value for your property. Estimate costs to close.

Total all loans, liens, and judgments against the property.

Calculate a net proceeds sheet (this will be a negative number in a short sale situation).

Contact the lender on your behalf and submit preliminary documentation in support of the short sale.

Place your listing on the NWMLS service and advertise per our marketing agreement with you. (Your listing is completely anonymous, we do not disclose the name of our short sale seller’s to the public.)

Obtain offers for your property.

Negotiate the offers to obtain the maximum amount, on your behalf.

Submit offers to the lender and work with our contact(s) there to ensure the highest offer DOES get accepted in as short a period of time as possible.
